I met Mike almost thirty years ago. He hired me to do a remote radio broadcast to help create name recognition for his company. Mike is one of the RARE builders out there that really cares about the product he creates.
He's one of the
few builders I know that has donated hundreds of hours to the industry. He's been deeply involved in the National Homebuilders Association as well as Northern Kentucky for years.

I reached out to Mike on behalf of my client who's going to build a dream home near Paris, KY. I wanted to get a handle on the current square-foot costs. Mike was kind enough to share the following:
"In the past 18 months our building projects have been from $400,000 to $1,900,000 (home only, no lot). First-floor square footage costs
have been from $250 to over $400/SF. Second-floor costs about 1/2 of that. Finished basement space 1/4 of the first floor. Lot expenses such as utilities, driveways, property purchase are not included in those above costs. I usually schedule a one-hour meeting with all my prospects to explain this."
The costs you might experience in other
parts of the USA will probably be higher or lower depending on your location. But the takeaway from Mike's data should be that bedrooms are much less expensive to build than great rooms and kitchens!
